Terms & Conditions and House Rules



The Guest has agreed to rent the flat in its current condition for the agreed period of time. The length of stay can be renewed with mutual consent of the Parties, after which it will be deemed to be terminated automatically.


The Guest shall pay the agreed sum to the Host at the time of execution of this Agreement.

Booking Conditions and Options:
Please double-check our booking conditions and any special notes in the listing for the property you have reserved. These are important as they may detail alternate bedroom configurations, other options, or time-bound amenity limitations. Optional bed configurations must be requested at this time; later requests may incur a charge. Please ensure your group size is correctly stated in the reservation as our housekeepers use this information to set-up the property for your stay. Should the number of guests in your group change after making the booking please ensure you update the reservation accordingly. If you need to alter the length of your stay, please note that we are unable to accommodate changes that would breach the minimum-stay requirement for the property you have reserved.


Neither the Property nor any part of the Property will be used at any time during the term of this Agreement by the Guest for the purpose of carrying on any business, profession, or trade of any kind or any other purpose other than residential accommodation. The Guest agrees to obey all reasonable rules and regulations implemented by the Host from time to time regarding the use and care of the Property, the building and common parts or facilities provided for the use of the Guest and other neighbouring proprietors. The Guest must observe community guidelines set by any Society, Condominium Committee, Management Committee, on noise and other restrictions and not cause a nuisance to other occupants of the Property, nor flout any rules on the prohibition of illegal substances. The Guest shall not do anything to prejudice, in any manner, the rights of the Host in respect of the Property or shall not do any unlawful activities prohibited by any State or Central Government.

Care and Maintenance:

  1. The Guest will promptly notify the Host of any damage, or of any situation that may significantly interfere with the normal use of the Property.
  2. The Guest will not keep or have on the Property any article or thing of dangerous, flammable, or explosive character that might unreasonably increase the danger of fire on the Property or that might be considered hazardous by any responsible insurance company.
  3. If the Property is damaged or destroyed, on account of any act, deed or omission attributable to the Guest, they shall be responsible and pay the cost of restoring the affected area, to render it fit for occupation. 
  4. At the expiration of the term, the Guest will quit and surrender the Property in a state and condition as it was at the commencement of this Agreement.
  5. The guest will follow the general house rules: No Parties, No Smoking, No Pets, No shoes inside the flat to protect the floors (house slippers will be provided), and to close the main front door for safety (do not leave the door unlatched).
  6. All electrics must be switched off upon leaving the property including Lights, AC, Fireplace, Underfloor heating, Oven, etc).
  7. If you need to dispose waste, then please enquire on specific instructions from Host. Do not leave rubbish on the doorstep or roadside as this can lead to penalties.
  8. White towels and linen should not be used to clean makeup or stains. Pink face towels are provided for this purpose.
  9. Apartment not to be used for any commercial photo and video shoots or streaming without written authorization from the host. Extra charges may apply
  10. Absolutely no adult service activities (commercial or otherwise) are permitted on the property. Including, but not limited to, escort or prostitution services, and filming/streaming of adult or x-rated entertainment material. Offenders will be removed from the property without a refund, will receive minimum £10,000 fine and prosecuted by law!


The Guest shall not make any structural/civil changes, alter, cut, maim or change flooring, walls, partitions and ceiling in the rooms without the permission of the Host or change the locks and/or make any duplicate keys to the Property.


The rental amount paid by the Guest to the Host is non-refundable, unless mutually agreed.

Assignment and Subletting:

The Guest will not assign this Agreement, or sublet or grant any concession or license to use the Property or any part of the Property. Any assignment, subletting, concession, or license, whether by operation of law or otherwise, will be void and will, at Host’s option, terminate this Agreement.

Managing Agent: 

  1. LL Suites Ltd will endeavour to assist and resolve any issues regarding the occupation of the Property by the Guest but does not guarantee that every problem encountered will have a resolution.
  2. LL Suites Ltd accepts no liability in respect of the legality of the occupation of the Property. 
  3. LL Suites Ltd is not responsible for any tax liability regarding the rental payments to the Host, and any declaration of tax liability is the sole responsibility of the Host. 

General Provisions:

  1. The Guest is responsible for any person or persons who are upon or occupying the Property or any other part of the Host’s premises at the request of the Guest, either express or implied, whether to visit the Guest, making deliveries, repairs or attending upon the Property for any other reason. Without limiting the generality of the foregoing, the Guest is responsible for all members of their family, visitors, maids/cleaning personnel, tradesmen, repairmen, invitees or other similar persons.
  2. The Host shall not be responsible for any theft or damage to the furniture and belongings of the Guest in any event.
  3. The Host is not liable for any damage or injury to any person whatsoever by fire, rain, leakages, earthquake, bursting of water/gas pipes or electrical short circuit or by giving way of any portion of the structure of the said building or said Property, from any cause whatsoever. 

Listing Accuracy:
The description of the property and images were correct at the time of listing. During the course of normal operations we reserve the right to alter, replace, or update any items of furniture, appliances, decoration, and any services, as reasonably required to maintain standards and guest amenity. In the event of any changes that significantly alter the advertised character, amenities, services, features or sleeping provision of the property, we will communicate these to you in writing at the earliest practical opportunity and make best efforts to update the listing in a timely manner. Images of popular visitor attractions and locations in London contained within the listing do not imply the property is located next-to or has views of any of the sites.
